Common Questions

Service FAQs

What is the difference between a structural inspection and a standard building inspection?

A building inspection (typically done by a builder or building inspector) covers the general condition of the property. A structural inspection is carried out by a licensed structural engineer (RPEQ) and focuses specifically on the structural integrity of the foundations, framing, slabs and load-bearing elements — producing a report that banks, insurers and councils accept for formal decisions.

Do I need a structural engineer for a granny flat in Queensland?

Yes — both attached and detached granny flats require structural engineering drawings signed by an RPEQ before they can receive building approval. Brisbane Structures provides complete structural design packages for granny flats and secondary dwellings, including footing design, framing plans and RPEQ certification.

What is a Form 15 (Structural Engineering Certificate) in Queensland?

A Form 15 is an RPEQ-signed certificate confirming that the structural aspects of a building work (design or inspection) comply with the applicable Australian Standards and the Queensland Development Code. It is required by building certifiers before a development can receive approval. Brisbane Structures issues Form 15 certificates for all eligible structural engineering work.

Can you provide stormwater engineering for a development application (DA)?

Yes. Brisbane Structures provides complete stormwater engineering packages for development applications — including drainage calculations, stormwater management plans and RPEQ-certified drawings formatted to meet Brisbane City Council and SEQ council DA requirements.

How long does structural design take from enquiry to final drawings?

For straightforward residential projects (new home, extension, retaining wall), we typically deliver preliminary drawings within 1–2 weeks of site inspection. More complex commercial or multi-unit projects vary by scope. We confirm a realistic delivery timeline during the initial consultation and keep to it.

Do Brisbane Structures carry out physical building or construction work?

No. Brisbane Structures is a structural and civil engineering consultancy — we design, assess, inspect and certify. We produce the drawings, calculations and RPEQ-signed documents that your licensed builder and council need. We do not carry out physical construction, trade works or project management of building works.
